By most measures, yes. The combination of limited supply, year-round recreational demand, proximity to major California metros, and the rise of remote work has created persistent upward pressure on values. The market saw exceptional appreciation from 2020–2024, and while the pace has moderated, the fundamentals remain strong. Properties with direct lake access or ski-in/ski-out access in particular have shown remarkable price resilience even in flat national markets.
That said, every micro-market behaves differently. A condo in South Lake Tahoe and a lakefront estate in Incline Village are entirely different investment propositions. Solitude agents provide neighborhood-level analysis so you can make a fully informed decision.
The California side — South Lake Tahoe, Tahoe City, Kings Beach, El Dorado Hills — offers more inventory at more accessible price points, plus proximity to Heavenly, Northstar, and Palisades Tahoe. California imposes state income tax and has stricter STR regulations by municipality.
The Nevada side — Incline Village, Crystal Bay, Stateline — offers no state income tax, no state capital gains tax, and generally lower property tax rates long-term. Incline Village in particular is renowned for its private HOA beaches, championship golf, and a more exclusive residential character. Many Bay Area executives specifically relocate to establish Nevada residency for tax purposes.
Short-term rental (STR) regulations vary significantly by jurisdiction and have tightened considerably since 2021. South Lake Tahoe operates a permit system with a cap on total STR licenses. El Dorado County unincorporated areas, Placer County, and Nevada-side jurisdictions each have their own rules around permit requirements, occupancy limits, noise ordinances, and guest management plans.
The key is knowing before you buy whether a specific property is STR-eligible. Solitude agents are fluent in the current regulatory landscape across all jurisdictions and will flag STR eligibility as part of any property evaluation we do together.
The market spans a wide range. Entry-level condominiums and cabins in South Lake Tahoe start around $450,000–$600,000. Single-family homes on the California side typically range from $700,000 to $2.5 million depending on size, condition, and proximity to the lake or ski resorts. Lakefront properties — those with private lake access or pier rights — generally begin at $3 million and extend well beyond $20 million for estate-class homes.
Incline Village commands a premium: single-family homes typically start around $1.2 million, with lakefront and luxury properties spanning $3M–$30M+. The median sale price across the greater South Lake Tahoe basin is currently around $1.2M.
The Tahoe market is active but more balanced than the frenzy of 2021–2022. Average days on market have settled around 21 days for well-priced properties. Unique or highly desirable homes — especially lakefront, ski-in/out, or rare architectural properties — still attract multiple offers and can close at or above list price.

Many of our buyers are based in the Bay Area, Southern California, or out of state entirely. That said, if at all possible, we strongly encourage at least one in-person visit before making an offer — especially on properties above $1M. Living at Lake Tahoe
